<p>Q: How do I know that I am buying a RESALE Timeshare that is free and clear of all liens?</p>

The buyer not only pays for his own but everyone else’s that didn’t buy as well (about seven out of ten).<br />Resorts give away a lot of “fluff” to make it seem as though you are getting many free benefits. They sometimes also give you a “free” membership in their Travel Club or “bonus points” that give you access to discount airline tickets and “weekend getaways”. In reality, you get these same benefits from the Exchange Companies such as Resort Condominiums International or Interval International. Why spend thousands of dollars extra to buy directly from the resort so you get this “fluff” (we call it “airwave”) from them, when you can get the same thing from your exchange company?</p>
<p>Q: How will the resort treat me if I buy a “Pre-Owned” Timeshare rather than a “New” one purchased directly from them?</p>
<p>A: During your escrow, the Escrow Company notifies the resort of the Transfer of Ownership. When you check in to your resort, the staff does not even know that you bought the timeshare on the RESALE market. Nor do they care. The resort’s only concern is to have enough owners to pay the annual maintenance fee and taxes so they can maintain the beauty, high quality and desirability of the resort.</p>
<p>Q: How do I know which RESALE Timeshare Resort is the best one for me?</p>
<p>A: First, determine where and how you want to use your travel time. Where do you enjoy spending vacations? Do you love the beach, the mountains, the big cities or the desert? Resale timeshares normally sell for 50%-70% off the price paid when purchased new. You paid a fair price to the developer who bought expensive land and paid the construction costs to develop a beautiful resort. Also their marketing costs to sell it are extremely high (on the order of 50% of your price). But like a car, there are a lot of Sellers who drive the prices down by selling at low prices. It is to our advantage to get the most we can for your timeshare and we make every effort to get top dollar for you. But if we ignore the realities of the marketplace we simply won’t be able to sell it for you. What good does that do you?</p>
<p>Q: How much is your commission?</p>
<p>A: Here is some background on how timeshare resale commissions work:<br />In the residential real estate market, commissions are usually 6%. They are so low, because the price of a house is so substantial. Six percent of a 0,000 house (the median price in California now) is ,000 in commission. A timeshare sale involves almost as much work as selling a house, sometimes more! Yet, in timeshare resales, the commission dollars are so low that most real estate agents won’t even consider selling a timeshare. Note that the 3% Selling Broker’s commission is still ,000.00 (more than the selling price of most resale timeshares).<br />Because of this disparity in commission dollar amounts, the normal commission throughout the timeshare resale industry is 30% so that the resale company can get enough to advertise it, sell it and oversee the transaction for both the Buyer and the Seller and still stay in business. <p><strong>Timeshare Sales Nightmare: This Couple Survived</strong></p>
<p>Once you&#8217;re gross income reaches a certain middle-class level, you will no doubt be solicited to attend a timeshare presentation.  If you haven&#8217;t already, you will almost certainly in the future.  Sometimes the request takes you by surprise.</p>
<p>My wife and I were staying at an inexpensive hotel near Charleston, South Carolina for a weekend vacation.  As we walked down the beautiful Charleston streets, a nice man called out and asked us if we wanted to take a tour of their resort.  He said they had just renovated it and he would offer us a  gift certificate, plus 2 &#8220;ghost tour&#8221; tickets if we would take a 90 minute tour of the resort.</p>
<p>&#8220;I&#8217;m no dummy&#8221;, I thought.  I&#8217;d be crazy not to take him up on his offer.  It might even be fun to tour the resort for nothing, but if he was going to offer a free night out on the town, then this was an offer too good to refuse.  He had us give him  to &#8220;secure our spot&#8221; on the tour.</p>
<p>As we waited, my wife and I enjoyed the outdoor resort complex scenery as we sat on a stone bench next to a beautiful fountain.  We both swore we would never actually buy a timeshare here (by now we realized they were probably going to try to sell us something).  We knew we couldn&#8217;t afford it.  We just wanted the free gifts.  We came back a half hour later, got our  back and sat and waited a bit longer.  </p>
<p>The personal tour finally started.  The rooms were very elegant.  This was almost like a museum tour, but we were getting paid!  What a deal!  Then came the hard-hitting sales pitch.  We didn&#8217;t know what we were in for.  About 3 hours later, we were ready to buy.  The salesman had convinced us &#8212; it made such great financial sense.  Another 2 hours later we had signed all the necessary forms to become owners.  They even sent a runner out to get us lunch at Subway (for free) while we waited.  What nice people.</p>
<p>Driving home, we were a bit nervous that we had made a big mistake.  We were also giddy that we were now owners of such a great timeshare experience.  A couple days later, as I do with almost every purchase, I checked online to see if I had gotten the best deal.  We had paid about ,000 for our timeshare deed.  (We couldn&#8217;t afford this, but the salesman told us we could rent it out for enough to cover the payments.)</p>
<p>Well, I found that a similar timeshare unit was selling on eBay for about ,000.  My heart sank into my belly as I realized I had overpaid by about ,000.  I raced through all my contracts.  There seemed like hundreds of papers in the stack we came home with.</p>
<p>Finally I found my golden ticket.  God was very good to me on that day.  I had found the rescission clause which basically said that I was free to cancel the contract anytime within 5 days of the date I had signed it.  It was day three.  Actually it was day 4 if they counted Sundays.  Did they count Sundays?  I was in a frenzy.  I needed to cancel this thing officially, maybe by tomorrow.</p>
<p>I actually contemplated making an emergency plane flight to the timeshare company&#8217;s headquarters in Florida to make sure it got cancelled.  I got a hold of someone from the company who said I could FedEx it overnight to them.</p>
<p>I got out of my timeshare deed.  What a relief.  Now it was on to the timeshare resale market to get myself a real deal.</p>

It&#8217;s not until you end up at your second presentation (you won&#8217;t give in; you just wanted to free concert tickets) that you realize the slashed prices are just part of their sales tactics to help seal the deal.</p>
<p>If you are contemplating buy your first timeshare or maybe even your second, it&#8217;s important to ask yourself some very important questions to help you evaluate your timeshare options and see if buying a timeshare (or another one) is even optimal for you.</p>
<p>1. How much are willing to spend up-front? Think of it as a down-payment on a house. However, the difference between a house and a timeshare is that a house appreciates in value where as a timeshare is a depreciating luxury.</p>
<p>2. How much are you able to spend on yearly maintenance fees? Are you okay with the fact that those fees will probably go up every year as the value of your timeshare continues to depreciate?</p>
<p>3. Do you want to return to same resort every year, or do you want to exchange? If this is your second timeshare you are considering to purchase, are you considering another timeshare purchase because you are bored with going to the same location every year? Maybe what you need is an upgrade of your current timeshare.</p>
<p>4. How often do you want to take a timeshare vacation? Once a year? Twice a year? Four times a year? Will this timeshare allow you to travel that often without additional fees?</p>
<p>5. How many people do you usually vacation with? Will you need a one bedroom or three bedroom timeshare unit?</p>
<p>6. What&#8217;s your vacations schedule like? Can you travel off-season or are you restricted to a school vacation schedule?</p>
<p>7. Can you commit to a vacation at least 12 months in advance? Are you organized enough to learn how to use the timeshare system to your best advantage?</p>

<p>With so many options out there, it can be a daunting task to decide where to buy your first timeshare. Let alone the decision to buy a timeshare resale or directly from the timeshare resort or developer. Both of these options have there pros and cons which makes it that much more complicated. Buying a timeshare resale from an auction site, licensed broker, or even a classified ad is still a relatively new concept when the only option before was to buy directly from the resort or developer. The Internet has been vital to the growth of the timeshare resale industry. Websites like eBay.com, bidshare.com, and redweek.com have given potential buyers more information on the timeshare resale properties as well as a variety of buying options.</p>
<p>&#13;Think back ten years ago when a timeshare buyer could only buy a timeshare through a time consuming presentation by the timeshare developers. The buying decision for a potential buyer was mostly based on impulse buying rather than someone&#8217;s research. This of course changed once the internet auction sites came along and offered the necessary tools to allow someone to research and analyze the prices before even going into the timeshare presentation. The timeshare buyer is now able to make a more informed decision about purchasing a timeshare than earlier. Timeshare buyers can also bypass the entire mind-numbing timeshare presentation by purchasing a timeshare resale. Consider that the average timeshare presentation can take 90 plus minutes or even longer. Furthermore, if you attended a presentation for the purpose of the &#8220;free gift,&#8221; you were then subjected to extremely high pressure selling techniques to buy the timeshare right then and there.</p>
<p>&#13;When discussing the cost comparisons of buying a new timeshare or buying a timeshare resale, the cost of a new timeshare unit will have the cost of the advertising, the presentations, the free gifts, etc. which could amount to a ridiculous 40% of the cost of the timeshare! There are times that the all of the aforementioned costs could equate to more than what it would cost to buy a timeshare resale. If you were to buy a timeshare through the resale market, you will likely save 30%-50% off the cost of buying a new timeshare. In addition, buying through the timeshare resale market will give you more choices, as well as allow you to select the unit that you want from any area that you want. You will also put your mind at ease knowing that you can get the best price provided you do your homework. Even if your &#8220;homework&#8221; took hours to do, wouldn&#8217;t that be worth it to save thousands of dollars off of buying a new timeshare?</p>
<p>&#13;However, there are good reasons to buy directly from the timeshare developer or resort. Many of the timeshare resorts are owned by household names like Disney, Wyndham, Marriot, Hilton, etc. But when you buy through the timeshare resale market, the trust factor is low and your investment might not even be secured versus buying new. Remember that these timeshare developers spend enormous amounts of money to develop the timeshare resort and also have put their reputation on the property to further the trust factor with the timeshare buyer. These developers will include the latest and best amenities which you can never get from a resale unless it is a fairly new property. The other factor in buying through the timeshare developer is that your purchase will likely have other incentives built in to the cost. For example, it is common to get bonus weeks, or discount tickets on the local attractions, car rentals, and more. These benefits and perks will likely not be available to you through the timeshare resale market as the developers oftentimes do not include these perks in resale units. Also remember that the timeshare developers will typically have many financing options that you would likely not get from the resale market.</p>

<p>Yikes! We stillt we&#8217;d be in a harmless, group situation. </p>
<p>&#13;</p>
<p>Our timeshare sales rep led us into a large reunion area where 40 small tables and chairs were given. A very measly &#8220;breakfast rock&#8221; was set up along the bank &#8212; it was the typical continental breakfast fare, and not very appetizing. </p>
<p>&#13;</p>
<p>After receipt-chatting about his family, and accidentally spilling his auburn on my Mom, he began chatting in common about how useful vacations are and the merit of reduction money on them. All of this we knew, but hey, anything. After about an hour of this, he gave us a tour of the two- and three-bedarea condos at the Silver Lake Resort. </p>
<p>&#13;</p>
<p>They looked sanction &#8212; nothing to balance to the Disney Vacation Club resorts, but still sanction. Then it was time for the hard retail. He got out his calculator and told my Mom what her monthly payments would be when she bought the timeshare. </p>
<p>&#13;</p>
<p>My mother very civilly asked questions and spoken frank advantage, but very tightly said she could not make a firmness immediately. He pressed more, and more, and more. When my mother didn&#8217;t move, he got frustrated (he actually put his advance in his hands and drag a mammoth sigh!). </p>

<p>Eventually, after another hour, he got fuming &#8212; no kidding. He made it disrate that we&#8217;d shrunken his time. Ha! He&#8217;d reserved us an hour longer than we&#8217;d been told the timeshare presentation would take. </p>

<p>When he lastly gave up and let us go, I smiled and thanked him for his time. He curved away throatily. And because he&#8217;d run over his fixed time, we got back to the Amerihost belatedly and missed the carry. </p>

<p>We tired another  to get to Epcot. </p>
<p>&#13;</p>
<p>The good newscast? We did get the two one-day square tickets after the presentation. Well, they were actually receipts, but we had no challenge exchanging them for actual tickets at Guest Relations at the squares. </p>

<p>All in all, the experience expense us 6 when you add in the transportation expenses. <p>There may come a time when your timeshare no longer works with your life anymore. Families grow, finances change, and life just happens, changing the vacation needs of everyone.
