			<content:encoded><![CDATA[<p><strong>Vacation In The Best Resorts For Free With Timeshare Exchange</strong></p>
<p>Last weekend, I was showing some friends the photos of our trip to Spain, where we spent 10 days in Madrid and on the coast in Marbella. Photo after photo, we marveled at the beauty of the art and the landscape. It was so wonderful, and the photos just didn&#8217;t do it justice. My friend Chris also wanted to know more about our accommodations: a two-bedroom villa with marble floors, full kitchen with granite counters, king-size bed, and Jacuzzi tub. Since the trip, I hadn&#8217;t thought about the villa and how gorgeous it was, mostly because we&#8217;ve become accustomed to vacationing like that. We stay in the best places, and it doesn&#8217;t cost us very much to do it. What really confused him was that he knows how much money I make (certainly not enough to afford a place like that), and that I have kids too. Chris and his wife wanted to know how I pulled it off. </p>
<p>I told him that although Lynn and I love to vacation, we never want to worry about our safety or the cleanliness and quality of our lodging. We won&#8217;t budge on that. But we also have a budget that we have to manage very closely. And with the economy the way it is, it&#8217;s even more important to watch our spending. Lastly, we don&#8217;t like the &#8220;hidden fees&#8221; of travel that are tacked on every time you turn around these days. I told him that we use a technique that is available to everyone, but that is used by few people since many don&#8217;t understand it. It&#8217;s called timeshare exchange, and it&#8217;s actually quite simple. Let me explain how it works.</p>
<p><strong>Resort Timeshare Exchange</strong><br />We purchased our timeshare in Hawaii years ago. As nice as that resort is, we don&#8217;t want to go there every year—we want to see new places. And as timeshare owners, we have the right to trade our unit with another owner. So we trade our week for their week, and they get to vacation at our place and we vacation at theirs. It&#8217;s kind of like swapping homes for a week, except these are gorgeous resorts in the best vacation areas. We always know the quality of the resort because we know people that have stayed there. And besides the annual cost to maintain our own place, with our method it never costs us a dime: no fees, no hidden fees, no taxes, nothing. </p>
<p>The fact that we don&#8217;t pay any fees surprises many people, since most timeshare exchanges today are handled by two companies that do charge fees. RCI is the largest, and Interval International is the other. As a member of their service, you pay an annual membership fee of about 0 each year, even in years you don&#8217;t trade. You also pay an exchange fee of 9–199 each time you trade. When you are ready to trade, you &#8220;deposit&#8221; your timeshare week into their &#8220;bank,&#8221; and then you get to &#8220;withdraw&#8221; a week at a property that they deem to be of equal value. </p>
<p><strong>Avoid the fees</strong><br />Chris told me that his parents own two timeshares—one in Aruba and one in Orlando. &#8220;My parents are always complaining about all the fees. So how do you do it for free?&#8221; Chris asked. It&#8217;s simple: We don&#8217;t use RCI or Interval International. We trade on our own. We&#8217;ve been traveling for years and created a network of timeshare owners that all want to trade timeshares but don&#8217;t want to pay all those fees. So each year we arrange our own trades. As the network got bigger, we created a website called TimeshareJuice. It links up timeshare owners around the world (some resorts have joined too) to enable them to trade for free. It&#8217;s easy and fun. </p>
<p><strong>Brief History of Timeshare and Vacation Ownership</strong><br />Today there are over 5,000 resorts in 100 countries, and over 6.5 million timeshare owners around the world. The industry has been around for over 40 years and admittedly has a dicey past. The timeshare industry is a provocative one, evoking images of unrelenting sales pitches, false promises, and lots and lots of hidden fees. But as my mom would always say, there are two sides to every story. Yes, even timeshare has another side. About 25 years ago, major hotel chains saw the potential of the business and began developing timeshare resorts called vacation clubs. The first prominent chain to jump in was Marriott, followed by Hilton, Hyatt, Disney, and others. Marriott <a rel="nofollow" onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="http://www.timesharejuice.com/resorts.php">Vacation Club</a> invested heavily and was determined to bring prestige to the industry. They use the term &#8220;vacation ownership&#8221; or &#8220;vacation club ownership&#8221; instead of &#8220;timeshare&#8221; to distinguish themselves from the rest. </p>
<p><strong>Vacation on a budget</strong><br />Using TimeshareJuice, the only costs we have are the annual maintenance fees (similar to condo fees) for our unit in Hawaii. Each place we stay in is already paid for by the other party. All we have to do is check in and start having fun. The resorts handle the check-in and check-out, maid service, maintenance, and so on, just like a hotel, so there&#8217;s nothing else to do. </p>
<p><strong>The Juice of Life</strong><br />Timeshare exchange has allowed us to sip wine as we gaze at the Mediterranean Sea from the beach in Marbella, Spain, watch the marvelous sunset from the sands of Maui, get pampered at a world-class spa in Palm Desert, and so much more. The juice of life is spending time with family and friends, having fun. We work hard all year and cherish our vacation time with our family. And when we do vacation, we want to make sure it&#8217;s the best value for our money. Vacation ownership and the ability to exchange have allowed us to have it all.</p>

<p>Finding the right agent to handle your timeshare transaction is very important!</p>
<p>Timeshare is all about spending time with your loved ones, traveling and saving money too!  Purchasing a timeshare is an investment in your future vacations. With so many things to think about when considering purchasing or selling a timeshare, working with a professional, licensed real estate is critical and will give you peace of mind in all of your transactions.</p>
<p>Many well known hotel brands such as Hilton, Marriott and Starwood and luxury golf and spa resorts have gotten into the timeshare business and offer a variety of options for the first time buyer.  But, remember when purchasing from a developer, you are paying more (most times 30-50% more) than you have to for the same product you can buy from a timeshare resale broker.  When you purchase from the developer you are paying the costs for all the people who toured but  did not purchase.</p>
<p>If you already own a timeshare and are considering selling, where do you find an agent that can handle your transaction and ensure you get fair market value for your timeshare?  As in any real estate transaction, you must do your homework and take your time in researching the best agent who will listen to youand work for you in accomplishing your goals.  You should choose an agent who specializes in the area or brand name of timeshare you own.</p>
<p>When searching for timeshare resale agents, you&#8217;ll want to find out if they are licensed real estate agents, memebers of the Better Business Bureau and how long they have been in business.  Ask for referrals.  And beware of any company that requests an upfront fee to sell your property.  It is normal for an agent to charge a commission, but reputable companies only make their money after the transaction is completed to your satisfaction.</p>

<p>FREMONT COUNTY &#8211; There is a scam circulating in Eastern Idaho and it has popped up in Fremont County. It&#8217;s already cost at least one person 00 and there could be other victims out there. What&#8217;s so unique about this particular scam? Well everybody pays taxes, but with the tax code being so confusing, scammers are taking advantage. They&#8217;re using official looking documents to get you to send your county tax payments to them. The Fremont County&#8217;s brand new logo is appearing on these documents, along with the treasurer&#8217;s name, and the county&#8217;s address. Patricia McCoy has been Fremont County Treasurer for 25 years and she says she&#8217;s never seen scammers chase tax payers like this. &#8220;It looks official, and that&#8217;s scary. It&#8217;s got my name as treasurer, it&#8217;s not just Fremont County treasurer. It has my name as Patricia McCoy as Fremont County Treasurer. And so it puts a cloud not only on the office but the county in general,&#8221; said Patricia McCoy, Fremont County Treasurer. A victim who wants to remain anonymous but owns property in Fremont County was trying to sell a timeshare. She was sent an invoice and was told to pay it or the sale wouldn&#8217;t go through. So she put 00 into an escrow bank account in Florida. &#8220;It makes me feel very violated. We don&#8217;t have that kind of money to just give away,&#8221; said the victim. &#8220;It&#8217;s really scary that Fremont County was made the victim of an imposter&#8217;s scheme for scamming people. <p>Throughout consumer history, there have been a lot of failures. Take the New Coke for one, and Sony&#8217;s Betamax. Then there are good ideas that never seemed to catch on, like the Concorde. Even after its launch in 1960, supersonic flights remained beyond the pocket of ordinary travelers.</p>
<p>While not yet near demise like the Concorde, it&#8217;s no secret that the <a rel="nofollow" onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="http://directtransfers.mp/">timeshare</a> industry has severely fallen. With the recent economic downturn, sales of timeshares have plummeted. People have switched from buying timeshares to frantically selling their units.</p>
<p>Why is this so? On paper, timeshare seems like a good idea. In return for a one-time payment, you get an allotted number of weeks or points per year to spend on your timeshare unit. Unlike a permanently owned property, you get to avail of its benefits for a lower cost, as gets divided among the owners. You don&#8217;t need to worry about its periodic maintenance, as the timeshare company takes care of that with your annual membership fees. Best of all, you can swap your weeks or points for other vacation properties, through exchange companies like RCI or Interval International.</p>
<p>Unfortunately, not everything works out in reality. The weeks you get aren&#8217;t always the optimal time for a holiday, so you either have to spend more to trade in your week, or need to tailor your vacation to the allotted time. To make the most of your membership, you may be forced to take a vacation just to use it, even if your finances don&#8217;t allow for it. Finally, if you opt to trade your week, you aren&#8217;t always guaranteed a willing swapper in the date and period you want.</p>
<p>With the economic downturn, it gets worse. As cash becomes harder to spend, people have less time for vacations. Suddenly, those annual maintenance fees become a burden, especially if you don&#8217;t plan on having a holiday. Even if you rent out your place, vacationers will be hard to come by, as everyone opts for the popular &#8220;staycation&#8221; or vacations closer to home. And if you do find renters, you will need more than one just to break even with the maintenance fees you pay annually.</p>
<p>All these have to be considered before taking the timeshare plunge. While buying a New Coke or Betamax may have been bad choices in their time, remember that timeshare is not a one-time purchase, but a lifetime commitment.</p>

<p>Do you love to travel &amp; dream of your next destination?</p>
<p>If you are like us, you are trying to manage a home, work, family &amp; finances. Trying to juggle these life aspects and then to co-ordinate, justify and afford a vacation (or even a short getaway) is becoming an increasingly defeating challenge.</p>
<p>Who doesn&#8217;t dream of someday taking an expensive, fancy vacation? The problem is, money still doesn&#8217;t grow on trees and last time I checked, neither do luxury vacations. Oh, and how does one leave &#8216;work&#8217; or like us, a &#8216;home-based business&#8217; to vacation? Wouldn&#8217;t the perfect scenario include a vacation AND an income source, all at the very same time? So okay, the perfect &#8216;scenario&#8217; was obvious &#8211; we NEEDED to find a business that would allow us to both travel AND allow us to work from our vacation destinations! The perfect &#8216;solution&#8217; however, was NOT so obvious! Where would we find such a &#8216;dreamy&#8217; opportunity?</p>
<p>We managed to squeeze in the odd weekend away in nearby towns, but even they became rare. We simply could not afford to stay in a luxury room and to be honest, we had spent so long making our home our sanctuary, it became absurd for us to travel &amp; spend money on related travel costs, only to be seriously disappointed by our accommodations!</p>
<p>Our kids are now fairly independent, so we knew that getting away would not be an issue. Our home-based business is very established and allows us to sneak away for a week or two, several times a year. It was the financial aspect that continued to &#8216;block the road&#8217;, so to speak.</p>
<p>We did a lot of research regarding timeshares. Although it would not solve the &#8216;money&#8217; issue, it seemed to be the answer in regards to travel/vacation accommodations. Well, at first that is.</p>
<p>Generally speaking, we established that a reasonable timeshare cost for a &#8216;mediocre&#8217; resort would be between 00 &amp; 000. Much, much higher if we were looking to buy into a REALLY amazing one! This was an initial fee that did not include signing or legal fees. The average 0+ maintenance fee is payable EVERY year whether we used the timeshare or not. Oh, not to mention the &#8216;special assessment&#8217; fees that are unexpected, short notice and non-negotiable. Our neighbor paid the equivalency of two maintenance fees on his timeshare this year, due to a &#8216;mandatory&#8217; new-furniture remodel for the building.</p>
<p>We also found out that with most timeshare purchases, the yearly fees, etc., NEVER end! Timeshares are most often lifetime contracts that are also deeded contracts inherited by your children. What this means is a lifetime of payments for both you AND your heirs!</p>
<p>While considering a timeshare purchase as a possible option, we really started paying attention to our friends and family members who were timeshare owners. It became increasingly evident that ALL of them were regretful of their purchase. The number one reason of their dissatisfaction, across the board, was not the cost at all, rather the availability of units &#8211; or lack thereof! Owning a timeshare that you are unable to use seems to be the general complaint.</p>
<p>The original purchase price of your timeshare, combined with your yearly fees are the factor which determines your &#8216;leverage&#8217; in terms of location, unit size/condition &amp; availability. Truth is, if you got what you thought was a &#8216;great deal,&#8217; it is unlikely you will be granted a luxury unit, at an exotic &amp; popular destination during a desirable time to vacation. That simple. Ask around! There are nearly as many &#8216;timeshares for sale by owner&#8217;, as there are &#8216;fish in the sea&#8217;&#8230;interesting isn&#8217;t it? If they are so magnificent, then perhaps someone could explain why nobody wants to keep them?</p>
<p>Besides the obvious reasons for distinguishing our timeshare idea, this was not something that was going to generate an income for us &amp; therefore the &#8216;road block&#8217; was still firmly in place! Remember, the only way we can afford to travel, is if we can supplement our current income&#8230;preferably by working from a laptop computer from ANYWHERE in the world!</p>

<p>The multiple ownership of individual weeks brought with it the guarantee of reservations for those who wanted to ski in the area. It was an immediate success. By the 1970&#8242;s some faltering condominium projects in St. Thomas, Fort Lauderdale and Puerto Rico were converted over to vacation ownership and thereafter timesharing became a viable vacation alternative.</p>
<p>Once the United States embraced the concept of vacation ownership it began to gain wide acceptance by the public. Sales jumped to over 50 million by the mid 1970&#8242;s and has climbed to more than 2 billion annually today. Vacation ownership has enjoyed substantial growth over the years with approximately 3.3 million timeshares sold since 1980. Currently there are over 5,000-vacation ownership resorts in over 75 countries around the world.</p>
<p>Exchanging a vacation ownership week in one resort for that of another resort was introduced in 1974 and thereafter timesharing offered variety and flexibility in the vacation experience. Although there are many exchange companies available, which provide excellent service, the two major forces are Resort Condominiums International (RCI) which has approximately 3,250 member resorts and Interval International (II) with approximately 1,600 member resorts. Combined, these two companies provided over 1,600,000 exchanges last year.</p>
<p>During a 30 year span, the industry has grown from small (15-20 unit ) hotel conversions to the high quality condominium resorts of today. The evolution of the industry from scattered entrepreneurs to well managed professional development companies has brought with it a noticeable change for the better. Definitive leaders have emerged and created standards and ethics for management, marketing and sales practices. One such organization is the American Resort Development Association (ARDA) who&#8217;s members are required to comply with the established &#8220;Code of Ethics.&#8221; The recent entrance into the marketplace by major hospitality chains such as Disney, Hilton, Ramada, and Marriott has greatly enhanced the quality and image of the industry. Vacation ownership resorts of today are luxurious, spacious and well located.</p>
<p>By the advent of these stronger and more professional development and management companies along with the weeding out the less desirable developers and marketers, the industry is experiencing a noticeable swing from a historically negative to a very positive public image. One of the industries&#8217;s leading analysts (Ragatz and Associates) concluded that the majority of timeshare owners are very satisfied with their purchase and in fact, many own multiple weeks. The future of vacation ownership is very optimistic and has tremendous potential.</p>
<p>What Is Vacation Ownership? </p>
<p>Vacation Ownership &#8220;Timesharing&#8221; is the right to use specific weeks of a resort during a specific time period. Simply put, it is the pre-purchase of a vacation. It is important to understand that vacation ownership is a commodity, which is purchased to be enjoyed and used over the years. One should never purchase a timeshare with the intent of reselling it for a profit. Vacations are holidays for which we spend money to relax and rejuvenate; they are not investments.</p>
<p>Ownership of a timeshare is very similar to ownership of a condominium except that your rights are limited to a certain week during the year. The form of ownership can be Deeded, Leased or a License.</p>
<p>The License is somewhat different in that it is most commonly a membership in a club. Providing you are a member in good standing, you have the right to use the club and all it&#8217;s amenities. Be sure to read and understand all the terms and conditions of your club membership before you make the decision to buy. Most vacation ownership consists of either a deeded interest or a leased interest for a specific number of years.</p>
<p>A Deeded interest is owned outright forever. It an absolute right, which can be sold, leased, or even willed to your heirs. Most timeshares, which exist today, are deeded ownership.</p>
<p>The Leased interest is much like an apartment lease except right to use it is restricted to a specific week during the year. Upon the expiration of the lease term your right to use will generally terminate and return to the resort. With a leased interest you should know the terms and conditions of the lease prior to making the decision to buy.</p>
<p>The time of your use can be either Fixed or Floating. Fixed time is a specific week during the year usually defined by a number. Generally the week will begin on a Friday, Saturday or Sunday and is given a number starting with the first week in January an run through the end of December. (Example &#8211; week 14 might be April 7 through April 13.)</p>
<p>Floating time means you have the right to select any available week within a certain season of the year. Therefore, if you own a summer season week you could pick any week, which falls within the</p>
<p>defined summer months. However, competition between existing owners for prime weeks in very desirable location can impact availability. It is important to find which type of use best fits your specific travel needs.</p>
<p>Each resort is different and you should ask if there are other benefits which are available to its owners. Many resorts offer special reduced rental rates for extra nights or us of other resorts, which are owned by the developer. This can add to you flexibility and provide substantial saving on vacation costs. Additionally, consider carefully how and where you normally vacation. This is very important in making your decision about where you should buy and what you will be trading.</p>
