<p>The multiple ownership of individual weeks brought with it the guarantee of reservations for those who wanted to ski in the area. It was an immediate success. By the 1970&#8242;s some faltering condominium projects in St. Thomas, Fort Lauderdale and Puerto Rico were converted over to vacation ownership and thereafter timesharing became a viable vacation alternative.</p>
<p>Once the United States embraced the concept of vacation ownership it began to gain wide acceptance by the public. Sales jumped to over 50 million by the mid 1970&#8242;s and has climbed to more than 2 billion annually today. Vacation ownership has enjoyed substantial growth over the years with approximately 3.3 million timeshares sold since 1980. Currently there are over 5,000-vacation ownership resorts in over 75 countries around the world.</p>
<p>Exchanging a vacation ownership week in one resort for that of another resort was introduced in 1974 and thereafter timesharing offered variety and flexibility in the vacation experience. Although there are many exchange companies available, which provide excellent service, the two major forces are Resort Condominiums International (RCI) which has approximately 3,250 member resorts and Interval International (II) with approximately 1,600 member resorts. Combined, these two companies provided over 1,600,000 exchanges last year.</p>
<p>During a 30 year span, the industry has grown from small (15-20 unit ) hotel conversions to the high quality condominium resorts of today. The evolution of the industry from scattered entrepreneurs to well managed professional development companies has brought with it a noticeable change for the better. Definitive leaders have emerged and created standards and ethics for management, marketing and sales practices. One such organization is the American Resort Development Association (ARDA) who&#8217;s members are required to comply with the established &#8220;Code of Ethics.&#8221; The recent entrance into the marketplace by major hospitality chains such as Disney, Hilton, Ramada, and Marriott has greatly enhanced the quality and image of the industry. Vacation ownership resorts of today are luxurious, spacious and well located.</p>
<p>By the advent of these stronger and more professional development and management companies along with the weeding out the less desirable developers and marketers, the industry is experiencing a noticeable swing from a historically negative to a very positive public image. One of the industries&#8217;s leading analysts (Ragatz and Associates) concluded that the majority of timeshare owners are very satisfied with their purchase and in fact, many own multiple weeks. <p>If you have been coerced into purchasing a timeshare based on these promises, you are a victim of timeshare fraud.</p>
<p>In order to make their timeshare sales, the salespeople in several resorts make fraudulent promises that you can rent your weeks for unrealistic prices, such as 00 US per week for a 1 bedroom suite.</p>

They are persuaded into purchasing a plan when they have no prior intention to do so. Other times, clients are convinced that they should purchase more weeks or a larger unit than they need. They plan to use the rental income to pay for their yearly maintenance fees, pay off the purchase price quicker, or to make a profit. When it is not possible to rent the weeks, they realize that they have entered into a contract that was not what they were promised and they are unwillingly placed in a position of financial hardship. Without the rental income to be able to pay for the maintenance fees, special assessments and monthly payments, many people are forced to default on their contracts and are sent to collections, which can negatively affect their credit score. Timeshare fraud is a very serious issue, and can affect the client&#8217;s credit history for years, making it difficult for them to make other investments that could be beneficial for their financial situation.</p>

<p>&#13;The secondary buyer, in such cases will only be able to resell property upon completion of the development. It has however become the norm for investors to purchase during the construction phase, as the majority of property developments are still to be completed!</p>
<p>&#13;Due to the fact that there are no escrow account structures in Dubai, any money an investor pays goes directly into the developers&#8217; accounts (so as to fund the building process).</p>
<p>&#13;The fact that in Dubai, the government has a sophisticated process in place, whereby &#8220;any developer wishing to sell property units has to agree to place 50% of the price of each unit in a bond and only then is he allowed to sell his property.&#8221;</p>
<p>&#13;Translated loosely, this means that should a developer go bankrupt or renege on a contract in Dubai, the government should have sufficient funds in the bond to get the project completed.</p>

<p>Why the hell do people buy timeshares? I mean you pay anywhere from 00 to 0,000 for these properties that you can only stay at 1 to 2 times yearly&#8230;oh and sometimes you can buy a fractional one and only be allowed to go there every other year! Then when you get sick of going to your new purchase probably after the 1st or 2nd year if you want to go somewhere else you have to pay a transfer fee to transfer your week so you can enjoy a new destination. On top of all that crap you have to pay a yearly maintenance fee for the ownership privilege that you &#8220;had to have&#8221;. Am I crazy or Am I missing something here? The only thing that you own are the bills!</p>

<p>What if I showed you a that there IS a better solution? By the sounds of it  it doesn&#8217;t seem all that hard to make happen. Anyhow&#8230; I was introduced to this company for a friend that was in the business. They are the marketing arm of a 21 year old company (I can&#8217;t mention the name) that has been selling high priced memberships to luxury vacation resorts to the &#8220;well-off&#8221; people of the US, Canada and Mexico for, you guessed it&#8230;21 years. I say &#8220;well-off&#8221; because I thought rich or upper middle class or high class didn&#8217;t sound right&#8230;you get my drift?  Let&#8217;s continue&#8230;these memberships would sell for ,000-,000 depending on the type of resort quality that you wanted how many weeks you wanted per year etc. kind of like a timeshare right?  In 1999 they opened it&#8217;s doors and revamped the way this company sold their memberships. The new cost for these memberships is now 95 for a 3 year  and 95 for a LIFETIME membership. Drastically reducing the cost of this product and implementing a commission plan so people like you and me could afford something like this and allowing us to earn from selling other people this same high quality product. Not only earn but earn BIG. Each sale earns you 0 on the 3 year membership and  00 on the life time membership!</p>
<p>&#13;</p>
<p>They were able to drop the price so dramatically due to three reasons.</p>
<p>&#13;</p>
<p>1. The ability to market this in such a way that the &#8220;company&#8221; sold hundreds of thousands more memberships due to the internet and it&#8217;s explosive growth.</p>
<p>&#13;</p>
<p>2. They were able to sell these because it&#8217;s a high demand product (who doesn&#8217;t want a vacation AND an inexpensive 5 star resort no less)</p>
<p>&#13;</p>
<p>3. They&#8217;ve turned ALL members of this company into enthusiastic sellers and marketers due to the high quality luxury resorts they secure, the top-notch service they give, and the high commissions payplan they offer.</p>
<p>&#13;</p>
<p>Lets do the math here. If you want to take your family on a week long vacation to a ski resort anywhere you are going to pay roughly 9 per night per room or maybe say 9 for a two bedroom that&#8217;s 43 for the week one time! If you don&#8217;t want to get caught in the timeshare trap then do your research and for God sakes don&#8217;t buy a timeshare it&#8217;s only a big pain in the&#8230;</p>

<p>Property investors&#8217; want to purchase properties with good capital growth in order to maximise their profits earned. In their search for suitable properties, investors are often faced with many tough factors to consider. One question that investors often ask is if they should buy new or resale properties.</p>
<p>Generally, we know that older properties require more maintenance due to wear-and-tear. In comparison, less maintenance is expected for newer properties. A key difference is that new properties bought directly from developers are entitled to a 1 year Defects Liability Period (DLP). DLP lasts from the point when a property receives its Temporary Occupancy Permit (TOP) to when it received its Certificate of Statutory Completion (CSC). In comparison, there is no such arrangement for resale property.</p>
<p>From the value-for-money perspective, we noticed it would cost more to buy a newly launched property now as compared to a resale property that was constructed some time back. Construction costs have increased over the years hence investors would be likely to get a smaller unit if they were to buy directly from the developer. In comparison, they could potentially get a bigger resale apartment for the same amount.</p>
<p>Ultimately, the decision to buy a property does not solely rely on whether it is a new property or a resale property and there are many other factors that should be considered. Nonetheless, if the investor is focused on getting the most value-for-money deal, we believe that he would stand a better chance in achieving his goal with a resale property.</p>

If you make the decision to try and get out of your timeshare contract, then you&#8217;re going to have to find the right solution. Many timeshare owners have struggled to sell their timeshare. They have their horror stories of timeshare resale sites that have taken their money and were still unable to sell a timeshare. This stress, both financial and emotional, can weigh on your health.</p>
