<p>It should come as no surprise that when you try to have your timeshare foreclosed on, you&#8217;re going to encounter resistance and burdens from the timeshare industry. Let me explain. There are lots of owners out there looking for a way to <a rel="nofollow" onclick="javascript:pageTracker._trackPageview('/outgoing/article_exit_link');" href="http://timesharereliefinfo.com/">get rid of their timeshare</a>. They&#8217;ve probably come to learn that they aren&#8217;t going to upsell their timeshare. The salesman, to put it bluntly, was wrong. Their next line of reasoning is to sell it as a loss. After finding it nearly impossible to sell a timeshare even at a loss, the distressed owner starts getting desperate.</p>
<p>Here&#8217;s where you should watch out. The desperate owners thinks &#8220;Well, I&#8217;ll just stop paying my annual fees. Then they&#8217;ll foreclose on the thing and I&#8217;ll be done with it. No fuss, no muss.&#8221; Wrong. Lots of fuss, and a whole lot of muss.</p>

<p>So here&#8217;s what happens: when they see you beginning to default on your property, they call in the debt collectors. That&#8217;s right. Those people who love to call you at 6:30 am and wish you a good morning. Not to mention they&#8217;re probably going to be collecting on additional fees you racked up during the foreclosure.</p>
<p>The foreclosure, you say? Well, at least this part of your plan worked like a charm. The timeshare company will indeed take your timeshare and foreclose on it. But just like all things in this world, we wear the chains we&#8217;ve forged in life. And there are no more persistent chains than those shackled on by the timeshare industry. Do yourself a favor and PAY someone to take it if <a rel="nofollow" onclick="javascript:pageTracker._trackPageview('/outgoing/article_exit_link');" href="http://www.timesharerelief.com">you&#8217;ve reached this point</a>. <p>Florida has the highest number of timeshare properties of any state in the United States. Florida is also home to almost half of the timeshare owners. This goes to show that the timeshare resale market is very tough in Florida.</p>
<p>
<p>With the economy being hit so hard and unemployment hitting all time highs, the value of vacation properties is going to hit rock bottom by the end of 2009.</p>
<p>
<p>Not only will people be trying to sell and / or rent their vacation units. New timeshare units that have been built over the last several years are still being sold. Competition for the sale will be tougher than ever.</p>
<p>
<p>Another dramatic hit to the time share marketplace is the fact that so many people will not be able to afford to take a vacation due to a variety of factors some of which include:</p>

<p>&#8221; Job Loss <br /> &#8221; Reduction of Wage <br /> &#8221; Losses on the Stock Market <br /> &#8221; Pensions Disappearing <br /> &#8221; Fear</p>

This is a very real focus for many people, which is why most people take vacation at the end of the year. Yes, the holidays also are a good reason to take days off at the end of the year, but when you are fearful of job elimination having a couple weeks of pay to fall back on can mean the difference between making it financially and loosing everything. <br /> What can be done to get cash quickly for a time share in today&#8217;s economy?</p>

<p>Are they a member of ARDA (the American Resort Development Association)? They expect its members to abide by a set of ethical guidelines when selling time-shares.</p>

<p>Are you familiar with the timeshare laws. For example, up-front fees can be illegal in some states.</p>

<p>Are they licensed to practice real estate in the states they operate in?</p>
<p>&#13;</p>
<p>Get it in writing! Have each office tell you exactly how they market your timeshare.</p>

<p>And, finally, before you sign a contract, compare their fees and marketing practices with those of other agencies.</p>

<p>Auctions</p>

<p>You could try auctioning your timeshare on Ebay. Research it carefully before listing. Use other postings to help you make your post the best it can be. Or you could try an exchange with another timeshare owner. This doesn’t help with the sale but it could help if you’re wanting to change times or locations while you wait to sell. If you can’t sell your timeshare right away, auctioning it off could be a good short term plan because you’ll make some money on it.</p>

<p>Classifieds</p>

<p>Your time-share owners club may offer this as a service. In this way, you’ll be preaching to the converted. People who look at these classifieds are interested in what you’re selling. Or try approaching other owners (or posting a classified for this purpose). People who own timeshares before and after your dates may be looking to increase their time.</p>

<p>Advertise</p>

<p>This is especially important if you are trying to sell your timeshare yourself. Post classifieds on as many free internet group sections that you can. <p>The website, Tug 2, gives great advice concerning resale brokers who specifically deal with reselling timeshares. They have over 20 currently advertising in their Business Ads section. These brokers will charge either an up front fee and/or a commission on the sale. Remember, you are paying for the extra exposure and their services. They recommend that if you are dealing with a timeshare broker that you do it on a commission only basis. That way they will get paid from the proceeds of the sale, just like every other real estate broker.</p>

<p>Selling your timeshare won’t be easy but it is possible. Follow the suggestions above and try to be patient.</p>

			<content:encoded><![CDATA[<p>Earlier this year eBay published an announcement to all sellers that had many users up in arms. The change in policy affected selling ebooks and software within eBay&#8217;s standard auction categories.</p>
<p>eBay no longer allows digital downloads (including resale rights, master resale rights and even private label rights books) to be sold and collected by the purchases. This affected more sellers than most would guess (unless you&#8217;re already in this arena as a marketer of ebooks) and many have lost hundreds of dollars of monthly income as a result in the change in policy.</p>
<p>Website giant eBay seldom explains their actions &#8211; similar in fact to their April 2008 decision to move their affiliate program in house and away from Commission Junction &#8211; so the online marketer has no recourse but to speculate the reason for the change. Forums have been buzzing about resale rights products and one off sales of ebooks and some of the possible reasons for the change are listed below.</p>
<ul>
<li><b>Overnight Power Seller Status</b> &#8211; An internet &#8216;technique&#8217; for credibility &#8211; buyers and sellers of cheap ebooks gain quick, cheap feedback &#8211; potentially reaching power seller status in a week&#8217;s time. eBay discourages any action that gains such status so quickly so discontinuation of digital goods might have been their way of nullifying the technique.</li>
<li>A large percentage of ebooks and software sold on ebay are low in quality and value. Support for the products are minimal to none and likelly have been the lion&#8217;s share of refund and third-party negotiations. Customer service is never profitable and it has been speculated that eBay simply didn’t want to deal with these items in their system, anymore.</li>
<li>eBay partner PayPal stopped offering buyer protection for digital items quite some time ago. Therefore eBay was left with the negotiations between unhappy buyers and unscrupulous sellers. Eliminating all digital products (even the high quality ebooks and software) helps eBay to eliminate all the hassle that come with low quality items.</li>

<p>One of the first avenues for marketers to make money selling digital products on eBay was via eBay classifieds. Today, eBay still allows digital products to be sold through this venue.</p>
<p>eBay classified ads run for one month and cost less than $10 to post. No other fees are tacked on and the standard auction posting &#8220;final value fee&#8221; is non-existant. Furthermore, classified ads run along with the regular auction listings, and still capitalize on eBay&#8217;s massive share of traffic.</p>

This is the result of the standard search results throughout eBay &#8211; sorted to display ending soonest first by default &#8211; the classified ads don’t generally show up until they’re almost ready to close.</p>
<p>While some say they don’t get much traffic to their eBay classified ads, others claim to get a lot. With a catchy title and thumbnail graphic, you’ll likely get enough traffic to your listing to make the ad worthwhile. With an attention to pristine copy you could be using your ad to gain both sales and subscribers.</p>

<p> Timeshares &#8211; A missed opportunity </p>
<p> First, there is absolutely nothing wrong with the concept of timeshare. If it is sold at a fair price and well managed (at a fair cost), it can really be a good option, especially considering opportunities to exchange your week (s) for time to other properties. However there are frequent problems with the implementation of timeshare schemes, these being the most common: </p>
<p> Cost &#8211; Frequently part-time is sold to a huge premium to the value of the underlying property. To get an idea of the premium is paid, choose an average week mid-season and multiply it by 52 cost, then compare that figure to the cost of purchasing a similar property outright. This premium is a particular problem if you decide to sell your Timeshare (if you bought directly by the developer) you are very unlikely to recover your money. Purchases on resale market does not solve this problem, but you can be caught out by &#8230; </p>
<p> Management fees &#8211; What is the point of buying the right to of &quot;holiday&quot; during a free period if the tax management approach the cost of paying for normal holiday each year?
