<p>We&#8217;re not going to be shy about it. Between an agent selling a timeshare property and a haunted house, who do you think will be able to close sooner? Obviously it&#8217;s the haunted house agent. Why? It&#8217;s because houses are always a necessity. People will always need a roof over their heads. Haunted houses, in addition, are hauntingly and eerily attractive.</p>

<p>Timeshare property, on the other hand, is a luxury no matter how you look at it. Notice the sales pitch: you have the chance to stay at a luxury hotel for the rates of a cheaper hotel. People buy timeshare property due to the elusive rewards of an extended vacation.</p>

<p>People sell their timeshares for a host of reasons. Some need the money for something. Others feel they&#8217;re just not enjoying the full benefit of a timeshare property. <p>But of course, nobody is ever going to buy from you unless you tell people that you&#8217;re selling a timeshare. Don&#8217;t let the lack of sales experience hinder you. There are surely other ways that you can tremendously increase your audience: spread the word to your contacts, advertise in a classified ads, or get listed with timeshare listing companies.</p>

<p>The best avenue so far is to list with the timeshare listing companies. They may collect fees, but rest assured, you will have available audience of buyers as soon as you get listed. The very best listing companies would have resort directories on their websites, which would indicate the timeshare resorts. (The first thing your credible buyers would love to do is to view pictures of your resort and its surroundings.) This is as near as anyone can get to an ocular inspection.</p>

<p>Get ready to receive offers to buy your timeshare, and don&#8217;t forget to close the deal too. If you&#8217;re not an experienced closer, there are timeshare closing companies that are professionals at what they do. They will save you a lot of time, and they will save you a lot of hassle, from doing all the paperwork related to the closing of your sale.</p>

<p>We love a great family vacation but we can&#8217;t afford vacation ownership or purchasing a timeshare. As a family we enoy two good vacations annually but as our family continued to grow in size it became increasingly difficult to find places that could comfortably accommodate our family. When our family grew to 6, we found ourselves resorting to listening to timeshare sales pitches in order to be able to stay at the really nice resorts for an affordable price. We didn&#8217;t have any idea that there was a timeshare-alternative available.</p>
<p>After doing this a few times we started to actually think that maybe a timeshare was something we should purchase. Who wouldn&#8217;t want to stay at a really nice family resort in Orlando, Gatlinburg, Hawaii or any other luxurious destination around the world. For example, the typical 2 bedroom resort is spacious enough for my family of six to really relax and really enjoy the living space. I am willing to bet that these resort timeshares are nicer than how the average family currently lives. The last place we stayed in had real wood kitchen cabinets, granite kitchen counters, genuine leather furniture, plasma televisions in every room, real burning fireplace and an indoor Jacuzzi that could fit 4 adults comfortably. It is truly a luxurious experience that has created some incredible memories for my family. It is an under statement to say, you will not want to vacation any other way! <p>Belive it or not, I truly felt guilty that we were staying at such a great resort. After all, we were really getting to enjoy how the people with a lot of money get to vacation without having to pay the high cost. However, my guilt only lasted up until the that we had to listen to the vacation ownership sales presentation. Then everything drastically changed.. You see there is an actually price you pay that costs more than money and that we had to pay that made me wish we had the money to buy a timeshare so that I could avoid what I called the timeshare torture chamber.</p>
<p>I know what you might be saying, how bad could&#8217;ve been but in my opinion it completely stunk. There is no other way to phrase it. We had to listen to a very skilled timeshare salesman pressure us into buying their &#8220;cheap&#8221; vacation pacakge. The conversation often went something like this, &#8220;Consider this sir, for only 28,000 dollars you are buying a lifetime of vacations for you and your family. Oh, and don&#8217;t let the 28,000 dollars scare you, we offer financing that will reduce that price to only a few hundred dollars a month for seven years.&#8221; The barrage continued throughout my courteous &#8220;I&#8217;m sorry but it is still too expensive&#8221; and after the 9th time of me telling them that we really weren&#8217;t interested but still having to hear about other specials and one time only manager &#8220;get away packages&#8221;, me and my wife made a promise to ourselves that we would never subject our family to another &#8220;relentless timeshare sales tatic&#8221; again. I am not kidding when I tell you that it was rude experience! When we finally said no to every timeshare package the nice tone discontinued and we were asked to leave.</p>
<p>We thought our only option would be to take purchase multiple no frill hotel rooms and try to get adjoining rooms. We are glad that we didn&#8217;t give up on our dream to luxurious vacations without having to spend a fortune.</p>
<p>So, I started searching for a timeshare alternatives. I immediately discovered that that a lot of people who purchased these types of vacation packages for 20-30K were trying to sell their timeshares for a fraction of the cost. We almost purchased a timeshare through this method. The deal sounded really good and then I noticed that there were many people trying to sell their vacation ownership package on the internet. This made me question why so many people were dumping their timeshares for 50% or more of what they paid for them or upwards of 80% of what a new timeshare purchase was being sold for. So, I decided to continue to investigate for a better timeshare-alternative.</p>
<p>I am glad that I did my &#8220;timeshare scams&#8221; research. My research exposed legitimate options when looking for a lifetime vacation option.</p>
<p>Here are my findings and your current options:</p>
<p>You can either purchase a new timeshare at a very inflated price and a really expensive annual maintenance fee. You will then have to become familiar with vacation ownership terms like points, RCI, red week, interval international, exchange rates. I wasn&#8217;t interested in learning this new language.</p>
<p>You can purchase a vacation ownership from someone who is trying to dump their timeshare and hope that the company that owns the timeshare &#8220;allows&#8221; the sale to go through because they often have the right of first refusal. Plus, if you get pass that hurdle you will have to still pay a high maintenance fee and make sure that the timeshare &#8220;points&#8221; mean the same today as they did when the person who is trying to sell actually purchased the timeshare.</p>
<p>You can just forget about timeshares or other types of vacation ownership all together and simply pay premium prices for these resorts which can cost several hundred dollars a night. Just go to Orbitz, travelocity, expedia or other agencies and see for yourself what a 2 bedroom suite cost in a exclusive resort destination. This wasn&#8217;t an option for us either.</p>
<p>You can bargain shop on the popular online travel outlets and hope the you negotiate a good deal that works with your travel/vacation plans and only pay a few hundred dollars a night instead of several hundred. I found that all I did was search and search and was simply settling for less.</p>
<p>You can use the same timeshare solution that we found. We paid a one time fee and now have access to thousands of the same timeshare destinations and can stay in those resorts for less than the cost of the timeshare maintenance fee we were quoted. No worries about learning a new language in the vacation club society.</p>
<p>I don&#8217;t want this article to seem like a sales pitch, so make sure to do your own research about the best timeshare-alternative option. If you are looking for a vacation ownership realize that there is an alternative to the traditional timeshare. Don&#8217;t get pressured into buying a timeshare. If you do, realize that you have a rescission grace period that will give you an option to cancel the purchase without penalties.</p>
<p>We were certainly happy and excited about our decision and I am extremely confident that you will feel the same way.</p>

<p><strong>Timeshare: is it Right for You?</strong></p>
<p>Many people buy timeshares after a lot of research and analysis. But same is not true with some people who simply buy timeshares hearing the buzz surrounding it with poor perception and ignorance about timeshares. Buying a timeshare is a huge investment and thus should be dealt with utmost importance. Before buying a timeshare you have to first question yourself whether is it really for you? How often do you go for vacation? Is that place right for you to go year after year? Do you want to buy a timeshare just for vacation purpose or you are buying it as an investment? </p>
<p>Even if you decide to buy a timeshare property you should start your research at least nine months before you buy a timeshare. But let us weigh in various factors to know whether timeshare is really for you or not. A vacation home might be a minor financial investment for few rich and wealthy but to many middle class people it is possible only in dreams. Middle class people badly needed an alternative to this costly investment. The search for an alternative resulted in the discovery of timeshare in Europe in 1970’s. This was a welcome relief to many people who could not afford to buy an expensive vacation home. This concept gained huge popularity with every passing year and today over two million Americans own timeshare properties which is a big number. </p>
<p>A timeshare is nothing but a real estate property split into many ownerships. The cost is shared among the owners. Timeshares are basically classified into two types of plans, deeded and non-deeded. In a deeded plan the owner buys the timeshare unit and the unit for 30-40 years. It can again be classified into fixed use and flexible use. A fixed use allows only a specific time and specific number of years where as a flexible use timeshare allows you to choose vacation at any time of the year but only on first come first serve basis as many people would like to go for that option. The other types of plan called non-deeded plan is also called right to use plan which is like a lease, you have the same facilities but only for specific period and you lose all the rights after the lease expires. </p>
<p>Having understood what a timeshare is and different types it is also important to dig into the facts of timeshare. Timeshares are usually common in a tourist place. The cost depends on the location and season of the year. Apart from cost of timeshare you have to pay the maintenance and various other fees also. This also may vary depending on the location. But one good thing about timeshare is that you don’t have to worry about the upkeep and maintenance of your timeshare unit. But you have to think is it really worth to pay hundreds of dollars every year  in addition to the thousands you have already paid to buy the timeshare and that too to spend only one or two weeks in a year.  This may be reasonable only if the maintenance fee is low which is generally not. </p>
<p>But if you see the other side of the coin, in long term a timeshare will be cheaper than a hotel or vacation home. If you add up the cost of hotel for thirty years and compare it with timeshare it will be way higher. But then again, if you decide to go to a different vacation spot every year hotel may be ideal for you. Although timeshare offer exchange of properties with other owners across the states and countries it may not be that easy to do it. Also one should compare the other alternatives to a timeshare available in that place. In some seasons timeshares could really be expensive due to their close proximity to beach fronts etc. So a quick market survey to find cheap alternative should never be ruled out.</p>

<p>Yes Spain is a little different for purchasing property compared to buying in the UK; extra costs can come as a bit of a surprise to those that do not know what is incorporated in the property purchase. Extra costs that you are likely to have to pay are:</p>
<p>&#13;</p>
<p>•	IVA (VAT) for the buyer – 6% on resale properties, 7% on new build properties.<br />&#13;</p>
<p>•	1 / 2% for stamp duty<br />&#13;</p>
<p>•	Registration office fee (300 euros roughly)<br />&#13;</p>
<p>•	Also the notary fees and legal costs</p>
<p>&#13;</p>
<p>So it is important to add roughly 10% of the value of the property that you are buying to the end amount needed for extra property taxes and costs.</p>

It’s a different story now, with the market flooded with too many empty resale properties on the market and developments’ still flying up all over the place, the demand is just not what it was at the start of the bubble.</p>

<p>Even now you could expect to face commissions as high as 10 or 15% on new constructions and more or less the same with greedy Estate agents with resale / second hand properties.</p>
