<p><strong>Your Ultimate Checklist For Buying A Timeshare Investment</strong></p>
<p>Many prospective buyers are stuck when it comes to deciding what important factors that one should consider when buying a timeshare. The buyers today are much more informed than the buyers of few years back. They are more knowledgeable about what they are buying and have done their homework before taking a major step. But still many buyers get confused when asked if they have a checklist of things to consider before buying a timeshare. The following paragraphs provide you with a checklist to make sure that you are not missing the important criterions that should be weighed against the timeshare you are buying.</p>
<p>If you are buying timeshare through a broker make sure that he is licensed. Also find out his reputation in handling timeshares and the success rate. And do not hesitate to ask any questions related to your timeshare. Some of the good questions to ask are:</p>
<p>* What is the maintenance fee of the resort and do they keep raising it every year, if yes how much? <br />* What are the chances of getting a best timeshare like in a desired week? <br />* By what date you should make the reservation at the earliest? <br />* Are there any extra benefits accompanying your timeshare? <br />* Do the timeshare company has bonus week program? <br />* Can you exchange or trade your timeshare without joining an exchange company?</p>
<p>Also try to enquire from the broker about the point system. Some reputable firms sell the timeshares for more if they have points system. Ask him if this is reasonable or you are better of buying a resale. Also the factors that determine the cost of timeshare units are demand for a particular week may be high so the price may be high, also demand for a particular location may be high. The size of the unit also affects the price, the bigger units are easy to trade in and exchange hence they are in more demand. Also the reputation of the firm owning the timeshare resort is an important factor.</p>
<p>See the unit before you buy, in many cases the descriptions provided by the timeshare company or the re-seller turns out to be misleading like the location, size of the unit etc. If you cannot see it, if your family members or friends lives near the location tell them to go and see the unit. Also try to get references. When you go and see the unit ask the neighbors what they think of the amenities and the management. You can also enquire from them:</p>
<p>* What they think of the resort?<br />* Time since they have been vacationing in this resort? <br />* Are dates easy get without much problems?<br />* Is the management company good and are they satisfied?<br />* How about the maintenance fees and other fees? Do they have a good record or they raise it too frequently?<br />* Is it easy to make reservations and exchanges?<br />* Are developers planning on improving the property in near future?</p>
<p>Do your homework to find out the prices in the area you are buying. Internet can come handy for checking the prices for example auction sites such as eBay and bidshare.com.<br />Keep in mid that if you are buying a resale timeshare unit it should be as cheap as half the price of the new timeshare unit that developers sell. If you are buying a new timeshare through a timeshare company read everything carefully in fine print before signing any contracts. While buying a resale timeshare ask the seller why they are selling it because there can be an underlying problem in their reason to sell like problems with management company or inconvenience. You can get a feel of the potential problems that you may also have to face and can decide whether you may be able to handle it or not. Also make sure that there are no past dues on maintenance fees and property taxes, it will add up to your cost. If you take care of all these important factors you should be able to make a smarter decision in buying a timeshare.</p>

You also need to understand what fees there are above and beyond the price of the timeshare. A partial list of these would be title fees, state transfer tax, special resort assessments and unpaid maintenance fees. It is also important to be aware of when you will have access to the property. If this year has been used you will have to wait a whole year before planning your vacation.</p>
<p>&#13;The third and possibly the least expensive method of purchasing a timeshare is to buy one directly from the owner. There are many places that list timeshares for sale by owner. Of all the places that list these timeshare my favorite place is Ebay. There a many examples that I can site but one that comes to mind is of a timeshare that is selling for ,000 less then the resort&#8217;s sales price. Now that is an incredible savings. As with any direct purchase of a timeshare the additional fees that are seen in a reseller purchase apply here as well.</p>
<p>&#13;In any purchase the buyer should always be aware of any pitfalls. Do your homework and carefully research your potential purchase. The advantages of buying a timeshare directly from an owner are incredible. Using the above example you would see a savings of ,000 not including the cost of interest. Incredible.</p>

<p><strong>What to Look for in a Timeshare</strong></p>
<p>Look! You are going to steal any timeshare you buy on the resale market anyway. The resale market is just starting to come into it&#8217;s own. Prices fall in a market vacuum and there has been a market vacuum in resales since the timeshare industry started twenty-five years ago. Now, people such as us are starting to make a serious business of resales. This means that the least expensive weeks are going to get sold first. Like harvesting apples, you shake the tree and pick up the apples. The next time you have to shake the tree harder. The long-term prognosis is that resale timeshares will increase in price. I believe that anyone buying a resale in today&#8217;s market just isn&#8217;t going to get hurt unless they are entirely unknowledgeable about current market value or they are not looking for good product. At these prices, buy the best!  It&#8217;s affordable.</p>
<p>So how do you find out what you should pay for a given property? This publication is certainly a good start, but not everyone advertising has a realistic idea of what their property is worth. The Internet also lists weeks for sale, but it is still young, therefore imperfect. The resort itself should yield some information and is always worth a call. Although it sounds self-serving, the best bet is to call a Real Estate Broker if one is involved with that property. Normally, people in general real estate are simply not yet knowledgeable about timeshares. Seek out a broker specializing in what you want. They are going to want to make a deal and will tell you what you will actually be able to purchase at the lowest price. They will also give you accurate detailed information about the resort itself. Further, a good broker will counsel you about your needs and try to direct you to the product, which will actually end up best serving you. They are not emotionally tied to any specific week or project. They know that if they do a good job for you, you will refer others to them and return for more yourself.</p>
<p>The most important criteria is to buy into the project you like the best. If you are buying just to exchange, this is still important. If you think you can buy a cheap February week in Hog&#8217;s Breath, Idaho and exchange it for the Whaler at Maui over Christmas, think again. It might happen once every 50 or 60 years, but generally you are not going to get great exchanges using an unexciting week to trade. It seems almost redundant to say, &#8220;Buy Quality!&#8221; but it needs to be said here&#8230; particularly at these prices. You can buy quality resort timeshares today for 20% to 30% of replacement value! Why would you not go for the best? Another thing just coming into the business is resale financing. We offer 80% four year loans to our customers so immediate cash requirements should not be a big problem. All we require is good credit and a good resort with the timeshare being purchased at a realistic resale price.</p>
<p>After you have selected your week and have obtained a good price, there are still a few things you should do for your own protection:</p>
<p>Get a policy of title insurance unless you know the history of the timeshare week. Sometimes people get a &#8220;great deal&#8221; only to find that there is a tax lien of several times the entire value attached to the week. In others, the original loan was never satisfied. The Seller might have paid it, but they never received a reconveyance. The great Savings and Loan debacle was famous for this. By the time the loan was paid, the S&amp;L was no longer around and there was no one to sign the reconveyance. Some resale brokers do not bother with this. Our advice is that if they do not, don&#8217;t bother with them. In some cases, the title policy is so expensive relative to the price, it just doesn&#8217;t make sense to buy it. If that is the case, you should still research the title to make sure there are no visible defects.</p>
<p>Go through an escrow. Unless you are buying from someone you know, (and not often even then) you will be better off having the neutral third party holding the funds and deed until it is time to make the swap. In the east, attorneys perform this function.</p>
<p>The Seller is required by law to disclose anything wrong with the property, but how many know that? Further, what guarantee do you have that the Seller even knows that something might be wrong? Your best bet to protect yourself is still the Broker. Get references. Check with the usual agencies including the Real Estate Department to make sure that the Broker has a license. The resort itself might be able to refer someone who has had no problems. Title companies are also a good reference.</p>
<p>Have you picked up a trend here? Notice that as the industry matures, resales will start to look more like resales in the regular housing market. A fledgling resale marketing system will mature, develop good standards and the boomers will leave. As that continues, price of resales will start to stabilize at higher levels.</p>
<p>The timeshare product is incredible. It really enhances people&#8217;s lives and saves them a fortune on truly splendid vacations. As more understand this, more will purchase. The truly smart ones will purchase a resale through a licensed Broker just as you would a house. They will have many years of enjoyment and eventually probably get their investment (or at least most of it) back.</p>

<p><strong>Is Buying Timeshare a Good Idea?</strong></p>
<p>Are timeshares really as bad as most people think they are? The answer is “yes and no.” Or maybe the question should be, “Is buying a timeshare really a good idea?” The answer to that one is “maybe.” Historically, timeshares have endured a fairly bad reputation for several reasons. Let’s take a look at some of the issues.</p>
<p>Timeshares (or the idea of sharing time at a vacation resort) began sometime in the late 1960’s. By the mid- 1970’s, the idea to lease the same unit for the same time every year became popular. Then in 1974, RCI (Resort Condominiums International) came into being. For a small fee, you could exchange your unit and week in your location for a similar-sized unit and week in a different location. Thus, if you were tired of always going to the same place, you could exchange and go somewhere else.</p>
<p>So far, this sounds pretty reasonable. But what became (and still remains) unreasonable are the inflated prices that timeshare developers charge for their deeded property. Not only are the prices inflated, but their means of soliciting potential buyers border on the inhumane. This is what is referred to as “timeshare promotions,” or the “timeshare tour.”</p>
<p>You may be strolling down the strip in Las Vegas, through Pigeon Forge in Tennessee, or at Downtown Disney in Orlando, when suddenly you are attacked by the front man for a timeshare company. He will offer you any number of wonderful gifts, ranging from a free restaurant dinner or show to actual cold cash IF you and your spouse will complete a short survey and give your opinion about their lovely new timeshare. It will only take 90 minutes, and you are under no obligation to buy.</p>
<p>This actually sounds like a pretty good idea, so you sign up for the tour. When you arrive, you are greeted by a salesperson who usually disregards the 90 minute time limitation. After 2 hours (and several negative responses to buying on your part), the salesman leaves briefly to bring in a manager. He proceeds to strong-arm you even further, demanding to know why you would pass up such a good deal. If you continue to refuse to buy, it will end there, if you are lucky. Or, they might bring in a “closer.” who will continue to put the moves on you, and/or demand names of friends who might be interested in buying. At this point, they might use the line, “How much would you be willing to pay for this today?” After 3 or 4 hours you finally escape, with your gifts, although at this point you’re not sure that you even want them!</p>
<p>Most timeshare companies spend 50% of their assets on these promotions. Why not sell the deeds up front, and lower the prices?</p>
<p>One need only to check eBay to see what resale timeshares are selling for. Generally, you can buy a deed for about 1/10 of the developer price, and maybe even less in today’s economy. Unfortunately, this is not good for the seller who paid the inflated price.</p>
<p>So, is buying a timeshare a good idea? It could possibly be a good idea, if purchased resale. If you like to travel and enjoy home-like accommodations versus a sparse hotel room, then timesharing might be for you. But be careful about how much you pay for it—someday, YOU may be the seller!</p>

<p>Before you go buying a timeshare there are some things that you need to be aware of. Perhaps you have already done all of your homework and understand everything buying a timeshare involves, but many times people are caught in a trap before they realize what has happened. This article will hopefully keep you on the right track while you are determining if timeshare sales are something well suited to you.</p>
<p><b>Maintenance</b></p>
<p>&#13;If you are able to find a great looking timeshare for the time of year that you want, and are ready to fork over enough of your hard earned cash to cover the purchase price, be aware that the cost doesn&#8217;t end there. Have you thoroughly researched the maintenance fees that will be associated with your purchase? Maintenance fees are a sum of money that you will have to pay to the company each year to manage and upkeep your timeshare. Some companies are very competent and straight forward about how your maintenance fee will be used, but other times you may have to bring it up. Ensure that the company&#8217;s timeshares are well taken care of, and are upgraded to keep up with the current trends and features. A good company will use the maintenance fees to keep your timeshares up to date, and to replace such things as furniture and appliances every few years.</p>
<p><b>Exchange Companies</b></p>
<p>&#13;Another aspect of buying a timeshare that you should know about is exchange companies. Exchange companies are another potential expense for you. Further down the road you may find yourself getting bored of your timeshare. Exchange companies can help you find another timeshare to exchange yours with, but it will cost you. You are normally required to subscribe to the exchange company which can add another hundred dollars or so to your annual expenses of owning a timeshare. You can also have the exchange company search for a timeshare that you would like to exchange with, and yes&#8230; that service will cost you another fee.</p>
<p><b>Timeshare vs. Vacation Home</b></p>
<p>&#13;Although a timeshare may not necessarily be the best choice if you are looking for an investment, there are situations that buying a timeshare could be a very positive decision. Suppose you want to own property so you can vacation there. Look at the cost of a nice vacation property and you&#8217;ll see that it can easily run you hundreds of thousands of dollars. Buying a timeshare will only cost you a fraction of that, but you also continue to pay. It basically boils down to if you can or want to spend such a large sum up front for a vacation property, or not. Don&#8217;t make the mistake of buying a timeshare only because it&#8217;s cheaper if you won&#8217;t be able to afford the ongoing expenses that come with them.</p>
<p>&#13;If you want to be able to relax in an upscale vacation spot for weeks at a time, buying a timeshare isn&#8217;t your only option. You are just as easily able to rent them without obligating yourself to the expenses that come with buying a timeshare.</p>
